Report it to the Body Corporate, they should immediately deal with the parents and the watching of pr0n in common areas, and the cops/social welfare to investigate child neglect and abuse. Something effed up in that complex...

If the tenant suspects anything he needs to get his kid checked out and lay charges ASAP

There have been a few kids causing issues, but this is a first. Hopefully the BC will send out emails and tell security to be on the look-out, then boot the offenders right the hell out of there.

Unfortunately, with BCs they are only as strong as the members on them. If they are weak-willed then you stand the real risk of the BC doing sweet f'all. Hopefully, you have a good strong BC.

Rental properties can offer a decent return, but the hassle and maintenance costs and the sh*t you have to deal with, with tenants make it a flipping headache. Your return is generally on the capital side, with the monthly rental generally just enough to cover the bond and other recurring costs. In fact, running it a loss is most beneficial for the first three years as losses on that rental can be used to reduce your overall tax bill i.e. you can setoff the loss against your salary for that period. After that, the losses are ringfenced against income earned on the property alone.

Yeah if you can stick the money you make from renting right back into the bond, you can score. But like a lot of other things, it takes money to make money. Relying on the renting money as income is risky as a house is generally a money sink, and an annoying one if you can't enjoy it

That's the real issue... Property values can shoot up or down in an incredibly short time. I'm sure if you are savvy with these things and can predict what is happening you can make a killing. But I know to many people who invested heavily into upgrades and end up with a R2mill house in a R1mill area

I reckon do some research first then. Chat to real estate agents in the area. Don't let on that you're looking to sell, just say you're doing research. Business Insider should also give you some indication.

Property is a long term investment. Taking the short term view works only if there's a bubble and you get in incredibly early. That's why in the 2000s you had those stories of people buying for Rx and then being able to flip the property in a few months for double, triple and quadruple. That's why estates were selling out in no time as people were able to put down R10k to secure a purchase and then able to flip that R10k for three times that to make a quick buck.

When the bubble popped, not as severely here as overseas, people were left with properties they bought for way over market value and are now unable to sell as they cannot get enough to get out of their bonds.

Unless you are a speculator who is able to take the risk with the reward, property flipping like share trading is not for you.

I have been looking at them for months now. Honestly you would be better of getting a very fancy office chair. More padding, better arm rests and usually better construction. Gaming chairs seem to skimp on materials, going for plastic and ployethe-whatever. Office chairs give you long lasting leather. You can disappear into those and nap like a literal boss

Agree with Teb, these chairs look fancy, but I don't think that they have the quality to last as long as a good office chair. They're like Raytracing, dazzling you with their shiny gubbins, but offering little in actual support for the money.

My first place sold hella quick. Was over in 2 weeks or so.

Depends on the property. Large family homes are taking a year or more to sell, one in my neighbourhood sold after about a year, but they were asking a ridiculous price (R5.7m last I checked, but probably took a cut to get it sold).

Smaller properties and townhouses are probably easier to sell and going in less than six months. But that is no guarantee, you just have to put it up and hope someone sees it and decides that this is the one for them. Of course then you have to wait and see if they actually qualify for a bond...

Although how are you going to deal with the problems or rather problem kids and disclosure thereof in that complex. I'm not aware of legal obligations to disclose anything, but sheesh I don't want to be in the position to have to decide on the morality of disclosing or not.
